GUIDELINES
Check-In & Check-Out
Check-in begins at 4:00 PM. Check-out is at 10:00 AM. Early check-in and late check-out may be available upon request and are subject to availability. Unauthorized late departures may result in additional charges.
Occupancy
Maximum occupancy is 14 persons, including overnight guests and day visitors. All guests under the age of 25 must be accompanied by a parent or legal guardian. The reservation signer must be at least 25 years of age.
Quiet Hours & Noise
Quiet hours are observed from 10:00 PM to 9:00 AM. Outdoor music and excessive noise are not permitted during these hours. We ask all guests to be respectful of neighboring properties at all times.
No Pets
This property is strictly pet-free. Unauthorized pets will result in a $500 fine, additional cleaning fees, and immediate eviction without refund. In accordance with applicable law, service animals are welcome with prior notification.
No Smoking
Smoking, vaping, and tobacco or marijuana use are strictly prohibited anywhere on the property, indoors or outdoors. Violation will result in a $500 fine, additional cleaning fees, and possible eviction without refund.
No Events or Parties
Unauthorized parties, events, weddings, or gatherings are strictly prohibited. The property is intended for private residential use only. All guests and visitors are included in the maximum occupancy of 14 persons.
Parking
A maximum of 6 vehicles are permitted on the property. No parking on public or private rights-of-way. One empty boat trailer (maximum 25 feet) is permitted in the driveway or slate parking pad. No boat trailers loaded with a boat are allowed on the property. The nearest boat ramp is Long Shoals Boat Ramp, located 0.7 miles away at 115 River Lake Circle, Eatonton, GA 31024.
Dock & Watercraft
Dock access is available for guest use. Guests may bring a maximum of one boat and two jet skis. The owner’s boat, jet skis, and watercraft lifts are strictly off-limits. Swimming access is available via shoreline entry or the fixed dock ladder. No unauthorized docking or tying to neighboring docks.
Restricted Areas
The following areas are reserved for owner use only and are not accessible to guests: garage, office, master closet, entry closet, lower-level supply rooms, and the game wine closet. Please respect all locked areas.
Fire Safety
Fire extinguishers are located under the kitchen island sink, under the outdoor grill, and mounted in the water heater room. No open flames are permitted indoors or on the decks. Fireworks are strictly prohibited. Please fully extinguish all outdoor flames after use and never leave heat-producing appliances unattended.
Security Cameras
For the safety and security of the property, exterior security cameras monitor entry points and common outdoor areas. Cameras are located only in non-guest areas. By completing your reservation, you acknowledge and consent to the presence of exterior security cameras.
Security Deposit & Damages
A refundable $500 security deposit is required for all reservations. If no issues occur, the deposit is refunded within 7 business days of departure. Guests are responsible for any damages beyond normal wear and tear, excessive cleaning, or policy violations.
All guests are required to comply with Putnam County Short-Term Vacation Rental Ordinance, Section 22-123(i).
